A flat roof is a maintenance schedule rather than a lifespan — which is the single most useful thing to know about a lot of Tempe housing.
The housing stock
Tempe is the most mixed roofline in the valley
Tempe has mid-century flat-roofed homes a few streets from tile subdivisions, and rentals of every vintage in between. There is no single Tempe roof, which means there is no single Tempe answer, and anyone offering one has not looked.
The split that matters is slope. A pitched roof sheds water quickly and forgives a lot; a low-slope roof holds water briefly and forgives very little. They are different buildings from a roofer's point of view, and a house here can be both at once.
Foam
Coated foam lasts. Uncoated foam does not
Sprayed polyurethane foam is very common on Tempe's flat roofs and it behaves unlike anything else on a house. The foam itself is the insulation and the waterproofing in one, and it is protected by a coating that the Arizona sun slowly wears away.
Kept coated, a foam roof can go on more or less indefinitely — recoating is a scheduled job, not a failure. Left alone once the coating has gone, the sun gets at the foam directly and starts taking it apart, and at that point the repair is no longer a coating job.
So the most valuable thing to know about a Tempe foam roof is where it is in that cycle. That is a look-and-see question, and it is the reason a flat roof deserves an inspection on a schedule rather than only after something drips.
The rental question
Roofs on houses nobody lives in full-time
A great many Tempe roofs sit over rentals, and a rental roof gets noticed later than an owner-occupied one — nobody is in the attic, and a small stain gets reported as a small stain.
For an owner at a distance the useful thing is a written, photographed condition record rather than a phone call about a ceiling. It is also what makes the difference between planning a recoat and paying for an emergency on a tenant's timetable.
